We came across this interesting article from Housingwire this week about what the youngest generation of home buyers is looking for in a home.

People in the Gen Z generation were born between 1997 and 2012 and, believe it or not, are entering the housing market with different priorities and "must-haves" from previous generations. The article lists 14 real estate trends that are most important to Gen Z buyers. Here are the ones we found most interesting:

Smart home technology is a must

"Gen Z marks the first generation of true digital natives. This group was raised on technology and expects their homes to be outfitted accordingly," according to the article. They want homes that come standard with smart-home technology, such as smart thermostats, motion-sensing security systems with notifications, and lighting and environmental controls that can be adjusted from a mobile phone. Voice-activated assistants, such as Alexa or Google Home, are also a plus.  

A separate space for work

Many Gen Z employees work remotely and want a dedicated space in their home to do their jobs.

"A home office doesn’t need to be extravagant, but being able to shut the door on a workspace when the day is done is a must for a generation that strives to accomplish a proper work-life balance."

An inclusive community

A big difference between Gen Z and previous homebuying generations-- they want their neighborhoods to reflect their values and are more likely to seek vibrant, multicultural areas with a mixed bag of socioeconomic inhabitants. Older home buyers often seek out neighborhoods with like-minded people, according to the article.

They are more educated but want professional help

Gen Z is comfortable in the digital landscape, so they do their research and can easily navigate virtual open houses, electronic documents, etc. But they also know home buying is complicated and aren't afraid to ask for help.

"They are looking for affordable real estate professionals who understand them and their needs," according to the article.
